1. Your booking

1.1 We reserve the right to accept or decline bookings entirely at our discretion.
1.2 Your contract with us will begin when we issue you with your booking confirmation and will be based on the terms and conditions set out in this document.
1.3 The lead booker (person making the booking) must be 18 or over and confirm their agreement to these terms and conditions by ticking the box during the booking process.
1.4 The lead booker is responsible for ensuring all members of their party are aware of and abide by these terms and conditions.
1.5 In the event of any breach of these terms and conditions we reserve the right to cancel any booking, refuse entry or require the guests to leave prior to the end of their stay. No refunds will be due and the security deposit will be forfeit in these circumstances.
1.6 We will only discuss the booking with the lead booker, unless the lead booker has given permission for us to discuss it with other members of the party.

2. Paying for your booking

2.1 The total cost of the holiday is calculated as the sum of the nightly rates plus a one-off £75 per stay cleaning fee and any extra charges (e.g. dog fees, if chosen).
2.2 To secure a booking a non-refundable booking fee of £50 + 5% of the total cost is payable to reserve the property for the dates chosen and cover administrative costs.
2.3 30 days in advance of arrival the balance is payable (total cost minus booking fee).
2.4 Before arrival we will send you an email with a link to authorise payment of a refundable security deposit of £200. Following your departure, the property will be inspected and if any damage/replacement/excess cleaning/nuisance penalties are incurred, they will be deducted from the card details used to authorise the security deposit. If no payment/penalties are due the security deposit will be released. Please be aware it might take up to three weeks to process the release of the security deposit. Please note that you remain liable for the full costs of any damage/replacement/excess cleaning needed which may exceed £200 (we won’t charge for the odd broken plate or glass if you let us know as soon as this happens).
2.5 Payments for online bookings may be made by Visa or Mastercard credit or debit card. If you would prefer not to book online, please get in touch and we may be able to take your booking over the phone with payment by bank transfer.
2.6 You must provide a valid email address during booking and monitor it (including your spam folder) to receive the links to pay your balance 30 days before arrival and your security deposit shortly before arrival. If you do not receive a confirmation, balance payment and security deposit authorisation email please check your spam/junk folders, add info@theparisi.com to your safe list or get in touch to let us know. Please get in touch if you need to update your email address at any time before your stay.
2.7 Non-payment of any amount by the due date will be construed as cancellation of the booking and no refunds will be due.

3. Cancellation and changes to bookings

3.1 Your contract with us is a contract for the provision of leisure accommodation on a specific date or dates and this means that you do not have a statutory right to change your mind and cancel the contract. We do, however, offer you the right to cancel your contract subject to the provisions outlined below. Any cancellations must be made in writing by letter or email to us at The Parisi Hotel, 51 St Denys Road, York, YO1 9QD or info@theparisi.com. The booking will be treated as cancelled from the day we receive the email or letter.
3.2 For cancellation received up to 30 days before arrival, only the booking fee will be retained by us and any other pre-payments will be refunded.
3.3 For cancellation within 30 days, on top of the booking fee, the accommodation balance is retained by us. The cleaning fee, and dog fee/s if applicable, will be refunded. If possible, we will try to resell the accommodation and, if successful, will refund anything received above the booking fee minus any extra costs of the reselling (for example, lower resale price and/or extra advertising commission of up to 20%).
3.4 If you have to cut your holiday short for any reason after the start date of your booking no refund will be due for any remaining nights.

3.5 It may be possible to extend your holiday after booking, subject to availability and payment for the extra dates - please contact us by email at info@theparisi.com.
3.6 It may be possible to reduce the length of the stay up to 30 days before arrival (if no minimum stay requirements are in place at the time of change). If this is possible, no portion of the booking fee for the date/s no longer required will be refunded, but the portion of the balance relating to the cancelled dates will no longer be payable.
3.7 If reducing the length of stay within 30 days of arrival, normal cancellation rules apply and we will try to resell the dates no longer required and if successful, will refund anything received above the original booking fee for those dates, minus any extra costs of the rebooking (for example, lower resale price and/or extra advertising commission of up to 20%).
3.8 It is possible to change the dates of your stay up to 9 months in advance of the original arrival date without incurring cancellation fees, subject to availability and payment of any extr
a costs associated with the new dates.
3.9 Cancellation by owners - In the unlikely event that we need to cancel your booking before you arrive, for example due to fire, flood, legislation, equipment breakdown that renders the property unusable etc (non-exhaustive list), we will refund you the full amount paid, or if after arrival, a part amount based on the time remaining of the booking. This will be the full extent of our liability and no additional compensation, expenses or costs will be payable.
3.10
Please be aware that at the time of booking, there is a small but unavoidable risk of double booking due to inherent delays in the technology used to facilitate online booking and payment and in these circumstances we will contact you as soon as possible if your booking needs to be cancelled and refunded.

4. Travel Insurance

4.1 It is a condition of your booking that you obtain appropriate travel insurance for all members of your group covering illness, injury, damage to property and cancellation from the point of booking.
4.2 With regret, we will not be able to waive our cancellation policies should you be unable to travel due to any reason including but not limited to weather, illness, bereavement, changing regulations, transport problems etc.

5. Arrival, departure and keys

5.1 In the days before arrival you will receive an email requesting payment of the security deposit. Once you have done this you will be given the code to the key safe box. Please be aware that there can be a 1-2 hour delay between paying your security deposit and receiving the key safe box code.
5.2 You are welcome to arrive at any time from 4pm on the day of arrival and collect the keys from the secure key safe box.
5.3 Please make sure you have departed and left the car parking area by 10am to allow us time to complete our thorough cleaning procedures.
5.4 When you leave, please leave the main set of k
eys in the key safe box. There will be a £30.00 fee per key should a guest lose, damage or fail to leave keys behind on departure.

6. Car parking

6.1 There is off-road space for up to three cars (depending on their size) to the side of the property for use throughout your stay from 4pm on the day of arrival until 10am on the day of departure.
6.2 Please be aware, the parking space is compact and has a sloped entrance. Depending on the size and turning circle of your cars, it is possible for two cars to park side by side and come and go independently. The third car would need to block in the first and second car. For example, we have successfully parked one Golf hatchback and two medium wheelbase vans in the space (with some manoeuvring!).
6.3 There is no facility for charging electric cars and please don’t charge them from inside the house.
6.4 Unfortunately, the car parking area is needed for cleaning and maintenance access between guests so you will need to find alternative parking if you plan to arrive in York before 4pm on your arrival day or stay later than 10am on your departure day. There are lots of nearby car parking options, including pre-bookable spaces at Piccadilly Residence carpark (YO1 9PQ) at the foot of our street which are managed by JustPark.

7. CCTV

7.1 The onsite car parking area and external frontage of the house are monitored by CCTV.

8. Numbers of guests, use of the house and guest behaviour

8.1 The house is provided as holiday accommodation only for a maximum of 8 staying guests (children under 3 do not count towards the 8 person occupancy limit).
8.2 If you wish to have visitors at the property during your stay or are booking for business purposes, please get in touch before booking as this is not allowed without prior written permission.
8.3 You mustn’t use the house, or allow it to be used, for any dangerous, offensive, noisy, illegal or immoral activities.
8.4
Please note that although the staying guests are of course very welcome to have civilised celebrations as part of their holiday, the house is surrounded by residential accommodation (including the owners nearby!) and is therefore not suitable for guests who wish to hold parties, loud celebrations, or stag/hen do groups.
8.5 You must not cause any nuisance or annoyance to any neighbours or anyone else during your stay. There must be no noise audible outside the house from between 10pm and 8am. Please take extra care in the garden and make sure to return quietly if you are out late at night.
8.6 Neither fireworks, chinese lanterns nor drones are not permitted at the property.
8.7 Guests must not use threatening behaviour.
8.8 Any unacceptable behaviour during your stay will result in forfeit of the security deposit and you may be required to leave without refund.

9. Children

9.1 Children are very welcome but please be aware that the house and garden is not ‘child-proof’ and guests must actively supervise children and accept responsibility for their safety at all times. 
9.2 All people under the age of 18 must be always accompanied by an adult when on the property.
9.3 We endeavour to have a high-chair, children’s plates, cutlery, basin step, step-up toilet ladder, and a travel cot available on request (please bring all necessary travel cot bedding with you). Please be aware that the two smaller bedrooms may struggle to accommodate cots. Please ask for any more details needed.

10. Pets

10.1 Three well-behaved small/medium-sized dogs are very welcome on payment of the appropriate fee. We can provide dog towels and bowls.

    • Dogs must be clean and reasonably dry before being let into the house
    • Dogs must not be left unattended in the house (unless securely crated)
    • Dogs must not be allowed on furniture unless it is well covered up
    • Dogs must not be audible from outside the property
    • No dog hair, footprints or mud must be left behind inside when you leave
    • All poop must be scooped from the garden and disposed of before leaving

10.2 The garden is enclosed with walls and a gate which are around 6 foot high, but is not guaranteed ‘dog-proof’ and dogs must be supervised at all times.
10.3 Please ask before booking if you would like to bring any other pets.

11. Accessibility information

11.1 The car parking area slopes towards the pavement.
11.2 At the main entrance, there is a low step off the pavement and then three steps to access the building with handrails to either side.
11.3 All bedrooms are on the first floor, up a flight of 20 steps with a handrail to one side. We’re afraid we do not have a lift/elevator.
11.4 The garden is accessed from the house via one step with a handrail to one side and is gravelled.
11.5 Please ask for further details if you or your group have any particular needs.

12. Temperature and noise

12.1 The house has central heating with thermostatic control.
12.2
We do not have air-conditioning but every room is equipped with a desk fan.
12.3 Bedroom windows are fitted with safety limiters to prevent them opening more than 10 cm. There is a key available to unlock these and allow the windows to open wider but use of this is entirely at your own risk and the limiters must be replaced at the end of your stay.
12.4 While we are in a relatively quiet area of the city centre, it is a vibrant neighbourhood and there is a through road outside where traffic including buses pass by and the majority of our windows are the original single-paned Victorian glass, so we cannot guarantee it will be quiet – please ask if you are concerned about noise and we will be happy to advise.

13. Care of the property and contents

13.1 If you discover that anything is missing or damaged on arrival you must notify us immediately. If you don’t notify us, we’ll assume that you caused the relevant damage or loss.
13.2 Guests are expected to take reasonable care of all furniture, fittings and equipment and leave them in a similar state of repair and cleanliness at the end of the stay as at the beginning.
13.3 All items on the inventory including towels, linen, crockery, cutlery, toiletries etc. are provided only for your use during your stay and remain the property of the owners. Any items missing at the end of your stay will be charged at cost plus a £50 admin fee per item and may be treated as theft.
13.4 Please make sure windows and doors are secured when you go out, at night and when you leave on your last day. Damage or theft resulting from windows or doors left open or unsecured is the responsibility of the lead booker.
13.5 You are legally responsible for reimbursing us for any replacement, repair or extra cleaning necessary as a result of actions by your party or pets. We do understand accidents happen and so won’t charge for the odd plate or glass, but we ask that any breakages or damage are reported immediately to info@theparisi.com.
13.6 Reasonable costs of repairing any loss or damage to the property or contents will be deducted from the card details used to authorise the security deposit.

14. Safety and potential hazards

14.1 We expect all guests to take responsibility for their own health and safety throughout their stay and follow all safety related instructions/manuals before using any equipment.
14.2 The lead booker will be responsible for determining whether guests amongst their group are competent to use equipment such as cooking equipment, knives, coffee machines, candles, the outdoor bath and the woodburning stove and will be responsible for supervising this.
14.3 Plants in the garden may be poisonous to people or pets and should not be picked or eaten.
14.4 Floors, baths and showers may be slippy, particularly when wet. Rubber bath mats are provided. There is a level change/raised threshold (potential trip hazard) between the hall and kitchen and pantry and on the way out the the garden.
14.5 Not all the hot taps are temperature limited so care should be taken.
14.6 Care should be taken using the original Victorian staircase. There is a banister to one side but it is not possible to fit stair gates and there are gaps of up to 18cm between the banisters so children and pets should be supervised.
14.7 Cupboards, drawers and surfaces in the kitchen, hall and landing may contain items such as cleaning chemicals and knives which may be accessible by children.
14.8 Spare electric heaters are provided in the cupboard on the landing. They should never be covered or left unattended in use.
14.9 A small step ladder and step stool are provided - these must only be used by competent adults and in pairs. They must be checked over to make sure they are in good condition prior to use.
14.10 The woodburning stove gets hot so flammable things shouldn't be stored near it. There is a moveable fender in front.

15. Fire, smoking, naked flames

15.1 Fire detector/sounders are fitted in all bedroom and public rooms and must not be interfered with.
15.2 Fire doors must not be obstructed.
15.3 The house and garden are strictly non-smoking.
15.4 Vaping/e-cigarettes are not allowed inside the house.
15.5 Smoking is allowed in the car park, where a cigarette bin is provided. All cigarette butts must be disposed of in the cigarette bin.
15.6 Any evidence of smoking/vaping other than as described (including without limitation lingering smell, burn holes in fabrics, cigarette butts and triggering of the fire alarm) will trigger a minimum charge of £200 plus any costs incurred to remedy.
15.7 Candles/naked flames must not be used anywhere except for the kitchen dining room and must be supervised by a responsible person and extinguished before leaving the room.
15.8 Incense must not be used anywhere within the house.
15.9 The wood burner must only be used in accordance with instructions.
15.10 Only dry, seasoned wood or heat logs may be burned. A starter pack of heat logs, kindling and fire lighters is provided and more can be purchased from us in advance of stay with 30 days’ notice (subject to availability) or bought from many local suppliers.

16. Outdoor bath

16.1 The outdoor bath is provided as an alternative to a hot tub (without bubbles) for quiet relaxation. Please be aware it is within an urban environment with the associated noise.
16.2 While it is screened from the street by a high wall and within the garden by some plants/trees, complete privacy isn’t guaranteed so please bring some swimwear.
16.3 The temperature of the hot tap is not limited so care should be taken.
16.4 Only those competent to do so should use the outdoor bath and must be aware of the potential hazards of slipping and scalding. Non-slip bathmats are available.
16.5 Children may only use the bath under the supervision of a competent adult.

17. Cleaning

17.1 Please leave the house generally clean and tidy when you leave. We understand you are on holiday and don’t expect a full clean but in line with other self-catering properties ask that before you leave:

    • Any major dirt and bits on floors and carpets are Hoovered/Swiffered up
    • The washing up is done and put away (the dishwasher can be left full and running with the last load)
    • The fridge, cooker and bathrooms are wiped over if visibly dirty
    • All food and belongings you brought with you are removed
    • All rubbish is thrown away in the kitchen bins or in the outside bin store
    • All signs of pets are removed
    • Any moved furniture is returned to its original position

17.2 We provide cleaning products and equipment. Please only use the cleaning products provided or check carefully before using any others to make they won’t damage the surfaces to be cleaned.
17.3 Please read the instructions and safety precautions carefully before using any chemicals or equipment.

18. Internet

18.1 We endeavour to provide highspeed wireless broadband free of charge for use during your stay (at your own risk).
18.2 Although this is usually fairly reliable, we cannot guarantee that it will be available, working at a particular speed or suitable for any particular purpose during your stay and no refunds or compensation will be due in respect of problems with internet provision.

19. Access for maintenance/issues

19.1 We respect your privacy and will not ordinarily enter the house while you are in occupation, but we may on occasion need access to the house, garden or car parking area during your stay, for example for maintenance, or for watering plants in the garden during the growing season.
19.2 Where possible we will try to arrange this with you in advance in order to minimise any inconvenience, but in an urgent situation this may not be possible.

20. Accuracy of information

20.1 We keep our photographs and descriptions as up to date as possible, but they are only illustrative and are subject to change.
20.2 We will update any errors when brought to our attention within a reasonable timeframe.

21. Complaints

21.1 We hope that your stay will be just what you are hoping for. To that end, please make sure you take the time to fully read all descriptions and terms and ask any questions you may have before booking.
21.2 If something goes wrong, please bring it to our attention promptly so that we can try to resolve any issues for you as soon as is reasonably possible during your stay.

22. Covid-19

22.1 We are following all relevant guidance to keep staff and guests safe when staying including enhanced cleaning and ventilation during changeovers and contact-free entry.
22.2 Please make sure that you are following all relevant guidance to stay well and make sure you have adequate travel insurance cover to protect you against financial losses should you need to cancel your stay for any reason including due to becoming ill, being required to isolate and rules changing so that you cannot travel to us while others still could (e.g. local restrictions).
22.3 Please be aware that for health and safety of our staff and guests we do not provide facilities for self-isolation/quarantine and should you develop symptoms during your stay you will need to vacate the property without delay.
22.4 We will refund your stay if the rules change so that we are unable to welcome guests during the time you have booked due to covid-19 (national lockdown, national rule-change).

23. Liability

23.1 Your booking is made as a consumer for the purpose of a holiday (or you have been given written permission for another use) and you acknowledge that we will not be liable for any business losses however suffered or incurred by you.  
23.2 By booking and using our service/accommodation you accept that you are responsible for using reasonable precautions, following instructions, supervising your party adequately to avoid any loss, damage, sickness or injury and obtaining suitable insurance.
23.3 You agree to compensate us fully for any claims or legal action made or threatened against us by someone else because you have used the accommodation/service in breach of these terms and conditions.
23.4 We will not be liable for any direct, indirect or consequential losses arising from or in connection with the use of or inability to use or access the accommodation/service (including booking/payment platforms) whether or not we were advised in advance of the possibility of such loss or damage, or for any loss or damage to property, pets, vehicles or vehicle contents belonging to guests, any members of their party or visitors, however caused during their stay.
23.5 Our maximum liability for losses you suffer as a result of us acting in breach of this contract is strictly limited to the amounts received by us in relation to your booking. We will not be liable for any travel or extra accommodation costs.
23.6 We will not be responsible for any failure to perform our obligations under these terms and conditions that is caused by an event outside our control. An event outside our control means any act or event that is beyond our reasonable control, including, without limitation, severe weather event, drought, fire, explosion, storm, flood, earthquake, subsidence, epidemic or other natural disaster, strikes or industrial action by third parties, terrorist attack or threat of terrorist attack, war or threat of war, civil commotion, riot, invasion, or failure of public or private telecommunications networks.
23.7 Nothing in these terms excludes or limits in any way our liability for death or personal injury caused by our negligence or fraudulent misrepresentation.
23.8 The costs of defending fraudulent claims or claims without merit will be paid by guests.
23.9 This agreement constitutes the entire agreement between you and us and supersedes and extinguishes all previous promises, representations and undertakings.
23.10 No one other than a party to this contract shall have any right to enforce any of its terms.
23.11 These terms shall be governed by and construed in accordance with English law and the courts of England & Wales shall have exclusive jurisdiction. Guests agree that any proceedings between the parties shall be conducted in the County Court nearest to The Parisi Townhouse.
23.12 Any failure by us to enforce or exercise, at any time or for any period, any term of, or any right pursuant to, this agreement does not constitute, and shall not be construed as, a waiver of such term or right.
